[비즈한국] Using artificial intelligence, we deliver quick and accurate information on actual transactions of apartments and residential real estate in Seoul over the past week.
According to the Seoul Real Estate Information Plaza, a survey of residential property transaction prices in Seoul from January 5 to January 9 showed that a house located in Cheongdam-dong, Gangnam-gu, with an area of 243.32㎡, ranked first in weekly transaction prices, selling for 5.3925 billion won.

A D-Palace apartment in Sinmunno 2-ga, Jongno-gu, with a dedicated area of 148.111㎡, was sold for 4.75 billion won. A Lake Palace apartment in Jamsil-dong, Songpa-gu, with an area of 136.74㎡, was traded for 4 billion won. An apartment in the Olympic Family Town Complex 2 in Bangi-dong, Songpa-gu, with a dedicated area of 100.31㎡, was sold for 3.3 billion won.
A Trizium apartment in Jamsil-dong, Songpa-gu, with a dedicated area of 84.95㎡, was traded for 3.17 billion won. A Mok-dong New Town Complex 1 apartment in Mok-dong, Yangcheon-gu, with an area of 66㎡, was sold for 2.325 billion won. A house in Gahoe-dong, Jongno-gu, with an area of 92.56㎡, was traded for 2.25 billion won. A Raemian Songpa Pine Top apartment in Songpa-dong, Songpa-gu, with an area of 64.66㎡, was sold for 2.1 billion won. A Tae-young apartment in Daeheung-dong, Mapo-gu, with an area of 84.77㎡, was traded for 1.997 billion won. A Munjeong Raemian apartment in Munjeong-dong, Songpa-gu, with an area of 84.96㎡, was sold for 1.985 billion won.

Previously, the sale price of the house in Cheongdam-dong recorded approximately 73.23 million won per pyeong, significantly exceeding the average apartment sale price per pyeong in Seoul of 38.613 million won last year, as announced by the real estate research firm Real Today. Subsequently, D-Palace in Sinmunno 2-ga traded at approximately 157.49 million won per pyeong, and Lake Palace in Jamsil-dong traded at approximately 96.5 million won per pyeong, also recording high transaction prices.
Real estate experts attribute the high value of the house in Cheongdam-dong to its location as a Class 1 exclusive residential area that combines high-end residential infrastructure, such as Han River views, the Cheongdam luxury fashion street, and prestigious school districts in the Hak-dong and Cheongdam areas, making it a "super-rare location" where new supply is effectively restricted. Therefore, they analyzed that high-end detached and low-rise houses could continue to set record prices despite interest rate and economic fluctuations.
Regarding D-Palace in Sinmunno 2-ga, Jongno-gu, experts explained that its location, which connects core central business districts like Gwanghwamun, Jongno, and City Hall by foot or a short distance, supports its price. Jamsil Lake Palace is evaluated as a "representative high-end area in Jamsil" where high-priced transactions continue due to the overlapping benefits of being near subway lines 2, 8, and 9, Seokchon Lake views, strong school districts including Jamsin Middle/High School and Yeongdong High School, as well as nearby redevelopment projects, the Jamsil MICE complex, and developments in Samseong-dong.
Experts agreed that while the upward trend across Seoul is moderate, the "hyper-polarization by location" is intensifying, with price gaps widening between core areas adjacent to Gangnam, the Han River, and business districts versus other areas. They noted that the phenomenon of demand with sufficient capital focusing only on certain high-end areas is likely to continue for the time being.
