[비즈한국] The general presale price for the Raemian TriniOne apartment in Seocho-gu, Seoul (reconstruction of Banpo Jugong Complex 1, 3rd Zone), has been set at 84.84 million won per 3.3㎡, the highest price ever for a region subject to the price ceiling system. This is approximately 12.75 million won higher than the previous record held by Cheongdam Le El in Gangnam-gu, Seoul (72.09 million won per 3.3㎡). The housing association is expected to begin recruiting tenants for the general presale as early as late October.

According to the maintenance industry on the 29th, the Seocho-gu Office held a presale price review committee meeting that day and set the general presale price for Raemian TriniOne at 84.84 million won per 3.3㎡. This is the highest price among all presale prices in areas subject to the price ceiling system to date. An official from the Banpo Jugong Complex 1, 3rd Zone reconstruction association stated, "We have not yet been officially notified of the presale price, so we cannot confirm the specifics," but added, "We plan to issue the tenant recruitment announcement between late October and early November, and proceed with contracts in early December."
Previously, the highest presale price in a price ceiling area was held by Cheongdam Le El in Gangnam-gu, Seoul. The price per 3.3㎡ for that complex reached 72.09 million won in August last year, setting a record at the time. Prior to that, the record was held by Raemian One Penta, located near the now record-breaking Raemian TriniOne (67.36 million won per 3.3㎡ in June 2024). In effect, the title for the highest presale price in a price ceiling area has returned to an apartment in Banpo-dong, Seocho-gu, Seoul, after about a year.
The price ceiling system is a policy designed to stabilize housing prices by restricting the presale price of apartment units to below a certain standard. The price is determined by adding the assessed land value, the standard construction cost announced by the government every six months, and additional costs per apartment unit. To sell apartments in areas subject to this system, developers must receive approval for the presale price from the local government's presale price review committee. Currently, the areas subject to the price ceiling system are limited to the "Gangnam 3 Districts" (Gangnam, Seocho, Songpa) and Yongsan-gu, which are designated as speculative and subscription-overheated zones.
Raemian TriniOne is an apartment complex reconstructed from the Banpo Jugong Complex 1, 3rd Zone in Seocho-gu, Seoul. The old apartments located south of Gubanpo Station on Subway Line 9 were demolished and replaced with 17 new buildings (2,091 total units) reaching up to 35 stories above ground. The site is considered an excellent location, featuring transportation networks including Gubanpo Station within a 2km radius, the Olympic-daero expressway, and Dongjak Bridge. It also offers proximity to infrastructure like Central City and the Seoul St. Mary's Hospital, educational environments such as Banpo Elementary and Banpo Middle School, and natural surroundings like the Banpo Hangang Park. The general supply consists of 506 units, including 456 units with an exclusive area of 59㎡ and 50 units of 84㎡.
Meanwhile, Raemian TriniOne postponed its presale price review schedule, originally planned for July, to the end of this month to secure a higher presale price. This was done to apply the increase in the standard construction cost. The Ministry of Land, Infrastructure and Transport announces the "standard construction cost," an additional item for presale prices, on March 1 and September 31 every year. Increases are applied starting with complexes that apply for tenant recruitment approval after the announcement. On the 15th, the Ministry of Land, Infrastructure and Transport announced that the standard construction cost under the price ceiling system had risen by 1.59% to 2.174 million won.
