Actor Ha Jung-woo purchased a unit at 'Upper House Namsan', valued at 12 billion won, two years ago

[비즈한국] Actor Ha Jung-woo (real name Kim Sung-hoon), widely known as a prominent celebrity investor in real estate with four commercial building properties, has established a new home in Itaewon-dong, Yongsan-gu, Seoul. His new residence is ‘Upper House Namsan,’ a luxury housing complex built by Shinwon Construction006620 along the Namsan Dulle-gil (Sowol-ro). Ha signed a contract for a private garden unit in September 2022 and recently took official ownership. While the exact purchase price remains undisclosed, units with the same layout are currently being sold for 12 billion won.

According to the real estate register, Ha Jung-woo signed a purchase agreement with Upper House Namsan PFV, the developer of the project, on September 7, 2022, and finalized the balance payment on the 30th of last month to take title of the property. At the same time, he took out a mortgage loan from a commercial bank with a maximum bond amount of 3.41 billion won. Given that the contract was signed two years ago and similar units are currently priced at 12 billion won, it is estimated that Ha purchased the property for approximately 10 billion won, consisting of 7 billion won in cash and 3 billion won in loans. The private garden unit Ha purchased features 3 bedrooms and 4 bathrooms, with a private area of 74 pyeong (243.6㎡) and a total supply area exceeding 100 pyeong, including the terrace garden.

There is no confirmed information on whether Ha Jung-woo has moved into Upper House Namsan yet. However, considering he sold his ‘Tierra House’ in Jamwon-dong, where he had lived for 10 years, for 5 billion won in May 2023, it is highly likely that he moved into Upper House Namsan immediately upon receiving the title from the trust company (Related article: Actor Ha Jung-woo makes 2.3 billion won profit selling luxury villa in Jamwon-dong).

After purchasing his unit at Upper House Namsan, Ha even participated as a narrator for a promotional video for ‘Upper House Heonin,’ a project the contractor Shinwon Construction plans to build in Heonin Village.

Upper House Namsan features a ‘Sky Garage,’ a high-end amenity recently introduced in luxury residential developments. It is a system that allows residents to park their vehicles directly in front of their homes using a dedicated car elevator. Out of the 25 total units at Upper House Namsan, 24 have reportedly been sold; other buyers include the influencer Ha-neul and the couple represented by CEO Kang Yong-ho, who acquired the Jeju Aewol cafe previously operated by G-Dragon.
